  • Write a plain-language description of the outcome you want

  • Collect reference photos of looks or features you like

  • Note what isn’t working about the property today

  • List your must-haves versus nice-to-haves

Understand your property

  • Confirm the property type and ownership status

  • Note whether it’s occupied, vacant or tenanted

  • Find the approximate site size if you can

  • Note access constraints (driveway, gates, slope)

Gather what you already have

  • Existing plans, drawings or sketches

  • Permits, reports or engineering information

  • Any quotes or advice received

  • Property title or plan of subdivision if handy

Think about stage & timing

  • Decide whether you’re exploring or ready to move

  • Note any date that matters to you

  • Consider seasonal timing for outdoor work

Set an indicative budget

  • Agree a realistic range with anyone else involved

  • Separate ‘essential’ from ‘if budget allows’

  • Remember budget is a guide, not a barrier
